www123ms4u.com is a market-driven platform where approved buyers and sellers interact to close bulk REO transactions. The system is market-driven in the sense that we do not set any minimums; an approved and funds-verified buyer places an order, our sellers get alerted of the new order, each seller reviews the order (no personally identifiable info is released), each seller has the option of responding to the order by accepting the order as-is or countering the order.

Buyer gets alerted each time there's a new response. Buyer can accept a counter or reject it. Buyer may get multiple offers on an order but he/she may only accept one offer. **Buyers' agents are able to add multiple buyers under their account after their approval. Agents are responsible for placing their clients' orders. Escrow will be instructed to pay each agent at close of each transaction.

There is a general Non-Circumvent & Non-Disclosure Agreement, Master Fee Agreement & Letter of Intent that must be completed. A hard copy (paper) Non-Circumvent & Non-Disclosure Agreement, Master Fee Agreement & Letter of Intent is prepared and signed by the agent, buyer, seller, and authorized 123 Mortgage Solutions personnel for each transaction. These documents are used to protect all parties in the transaction*** NCND, MFA& LOI.

Once a inquiry is made then the NCND, MFA & LOI information will be given to prospective Buyer or buyers agent.

Prepackaged Portfolios
Although the 123 Mortgage Solutions team emphasis is on custom orders placed by approved buyers, our sellers have the ability to post prepackaged portfolios that are made available to all approved buyers (buyers are alerted on each new portfolio). Buyers can make an online offer on a portfolio with each offer accompanied by a bank proof of funds letter, showing enough funds to cover the price of the portfolio. Sellers are alerted of each new offer made by buyers. Once a buyer's offer is accepted, he/she is alerted and a title rep will follow up with the necessary documents to enter into contract. The tapes can be made available online on the system or sent to the buyer in any variety of ways. Each seller's due diligence period and procedure may differ.
